  1. Call Meeting to Order – The meeting was called to order at 10:05 am.

  1. Reading or Waiver of Reading of Minutes from Previous Annual Meeting – Reading of the minutes was waived.

  1. Steve Ford – Update: PKCMA Renewal of Protective Covenants – Expired after 30 years. Need 38 owners to approve revival of covenants.  As of the end of the meeting, we have approval from 37 owners (50% +1).  Steve will continue to reach out to new owners.  Once we have 38, Steve will submit to the State.  Once the covenants are revived, then will review and amend the covenants as needed, which requires a 2/3 vote.

    1. How do you get keys to the tennis courts? Send an email request to the board.
    2. What will the impact be on the lawn sprinkler systems of owners on Perdido Key Drive by the multi-use path and who do they contact? The board does not have any information or specifics on the project.  We have been told that a crosswalk with the light warning system will be installed at Sharp Reef.
    3. Lighting – Pete Hackett met with a Florida Power & Light representative on February 2, 2024. FPL is to repair any current lights that are not working.  FPL is to identify the lights that are currently being billed to owners and transfer the billing to PKCMA.  FPL is to provide a proposal/bid to replace the decorative lights and poles with new lights and poles that meet the ordinance that requires installation by 2028 of wildlife-friendly exterior lighting to protect sea turtle and beach mice; and to add a light on Flood Reef and on Sharp Reef by the tennis courts.
    4. How do you get the canal dredged? It was last done after Ivan.  It requires environmental studies, damage assessments, and contractors, and is very costly.  The Board is only empowered to use PKCMA funds if a federal disaster is declared.  There was discussion on the bulkheads, which are aging and deteriorating.  Repair, maintenance, replacement, etc. are the responsibility of the owners.  There was a suggestion that the board look into the replacement of the bulkheads for the entire canal for cost effectiveness and to ensure quality and consistency throughout the community.  Funding was not discussed.
    5. An owner said they created a Perdido Key Coves Facebook Owners Group.
